Construction-linked work for 10,432 rehabilitation homes for eligible Dharavi residents has begun in Matunga, Mumbai, after Adani Enterprises director Pranav Adani performed the bhoomi pujan for a 22-acre project on land belonging to Matunga railway. The development will include 10 high-rise towers with rehabilitation apartments as well as commercial and industrial units.
The project is being executed by Adani Navbharat Developers Private Limited (ANDPL), a joint venture between the Maharashtra government and the Adani Group. Under the in-situ rehabilitation plan, eligible families will receive 350-square-foot flats. Residents from Sectors 6 and 1 are expected to receive homes first, followed by approximately 4,500 other eligible residents according to priority.
The Matunga site is planned to contain 10,432 rehabilitation apartments and 1,379 commercial and industrial units. Maharashtra Urban Development Department Additional Chief Secretary Asim Kumar Gupta attended the ceremony as the guest of honour, while Dharavi Redevelopment Project/Slum Rehabilitation Authority Chief Executive Officer Mahendra Kalyankar also participated.
Adani said the project would provide families with homes where they could feel secure and plan for the future. He said the 10 towers were intended to create neighbourhoods where families could live in improved conditions and build better opportunities for their children.
Kalyankar said the focus was on providing safe, modern homes with infrastructure and facilities intended to improve living standards. Each building is planned to be 37 to 39 floors high, with 10 to 12 passenger lifts, two fire lifts and two separate lifts for commercial areas. The proposed layouts will include community halls, kindergartens, podium gardens, seating areas, administrative offices and places of worship.
The handover is scheduled in three stages. The first five buildings are to be handed over to the DRP/SRA by March 2029, another two by August 2029 and the remaining three by August 2030. After handover, ANDPL will maintain the buildings and common infrastructure for 10 years. Ten per cent of the commercial space will be reserved to generate maintenance revenue, according to the project details reported by Navbharat Times – Mumbai.
The Dharavi Experience Centre has also shown residents a model of the proposed homes and neighbourhoods for the first time. ANDPL CEO Anil Sardana said the focus after construction begins would be delivery and long-term maintenance, adding that the company would maintain every building and its common infrastructure for the decade following handover.
The larger township plan includes schools, medical centres, public transport and retail spaces intended to be available within a 15-minute walk. The design team includes Sasaki, Buro Happold, StudioPod, architect Hafeez Contractor, P&T, ARC Studio and planners from Singapore. The next formal milestones are the construction of the towers and their phased handover to the DRP/SRA between March 2029 and August 2030.
