Brigade Group Unveils ₹40,000 Crore South India Expansion

Brigade Group investment planned across South India real estate projects

Brigade Group will invest around ₹40,000 crore over the next three years to develop housing, commercial, hospitality and warehousing projects across major cities in South India, marking one of the Bengaluru-based real estate company’s largest expansion plans. The investment will support a development pipeline of approximately 40 million square feet across its markets.

The company announced the plan on Thursday as it marked 40 years in business. Brigade said the proposed projects will span multiple segments of the built environment, including residential communities, office developments, retail destinations, hotels and warehousing assets.

The planned investment comes as the group expands beyond its existing portfolio and seeks to take its development experience into new markets and opportunities. The company did not specify the city-wise allocation of the ₹40,000 crore investment, the individual project locations, construction schedules or the financing structure for the pipeline in the statement.

Brigade said it has developed more than 110 million square feet across more than 300 projects over the past four decades. The group has established a presence across 10 cities, with its portfolio covering residential, commercial and hospitality developments. The new pipeline would represent a significant addition to the area developed by the company if completed as planned.

M R Jaishankar, executive chairman of Brigade Group, said the company had been built on the belief that real estate was about creating places with enduring value for people, businesses and communities. He said the group had grown with the cities and markets in which it operated while adapting to changing aspirations and economic realities.

The company’s announcement places residential and commercial development alongside hospitality and warehousing, reflecting the range of land-use and business activity associated with its next phase. For cities, such projects can involve the coordinated delivery of buildings, access infrastructure, utilities and supporting services, although Brigade’s statement did not provide details of the infrastructure requirements or approvals linked to the proposed pipeline.

The company said the next phase would focus on taking its experience into new markets and new opportunities. Details on project launches, locations, approvals, construction milestones and delivery timelines are expected to determine how the proposed investment translates into completed urban assets over the next three years.
