Brigade Group has announced plans to invest around Rs 40,000 crore over the next three years to develop housing, commercial, hospitality and warehousing projects across major cities in South India, marking its largest stated expansion phase as the Bengaluru-based real estate company completes 40 years in business.
The investment will support a development pipeline of approximately 40 million sq. ft. across the group’s markets, Brigade Group said in a statement reported by Press Trust of India. The company’s planned projects will cover multiple urban uses, including residential communities, offices, retail destinations, hotels and warehousing facilities.
Brigade said the proposed investment forms part of its growth plan for the next three years. The announcement does not specify the city-wise allocation of the Rs 40,000 crore investment, the individual project timelines, or the financing structure for the development pipeline.
The company has developed more than 110 million sq. ft. through over 300 projects during the past four decades, according to the statement. It has established a presence across 10 cities, with its portfolio extending beyond residential development into commercial and hospitality assets.
The expansion comes as large real estate groups increasingly operate across several urban asset classes rather than focusing on housing alone. Brigade’s stated pipeline combines projects that serve different parts of the city economy: homes for residents, workplaces for businesses, retail destinations, hotels for visitors and warehousing facilities linked to goods movement and consumption.
M R Jaishankar, Executive Chairman of Brigade Group, said the company was built on the belief that real estate is about creating places with enduring value for people, businesses and communities. He said the group had grown with the cities and markets in which it operated while adapting to changing aspirations and economic realities.
Jaishankar added that the next phase would involve taking the group’s experience into new markets and opportunities. The company has not announced further details on the locations, construction schedules or approval status of the projects included in the proposed 40-million-sq.-ft. pipeline.
The investment announcement will now need to translate into project-level plans, including land arrangements, statutory approvals, construction schedules and delivery milestones. Brigade’s statement did not provide those details. Further information is expected as the group advances its expansion programme over the next three years.
