Baramati Plot Fraud Complaint Alleges ₹1.25 Crore Payment Dispute

Baramati plot fraud complaint linked to a disputed land transaction in Waghalswadi

A complaint submitted to the Pune Rural Superintendent of Police alleges that a prospective buyer’s intermediary was deceived, confined and assaulted during a disputed plot transaction in Waghalswadi, Baramati. The complainant, Amit Murlidhar Darade of Bhigwan, has sought legal action against Dilip Kondiba Khedkar, Manorama Khedkar and their manager Balraje Khedkar.

According to Darade’s written application, submitted on October 14, the Khedkars had asked him to help find a buyer for a roadside plot in Waghalswadi. Darade said he passed the information to an acquaintance, identified in the complaint as Suryawanshi from Malegaon. Discussions about the proposed transaction were subsequently held at the Khedkar family’s residence in Baner, Pune.

The complaint states that the proposed plot measured 14 gunthas and was priced at ₹10.75 lakh per guntha. The total consideration mentioned in the application was ₹1.50 crore. Darade said ₹25,000 was paid as token money, with the remaining amount to be paid during execution of the sale deed at Baramati on October 12.

On that date, Darade and the prospective purchaser, identified as Jagdale, reportedly went to the Baramati sub-registrar’s office. Darade’s application says Manorama Khedkar then called them and told them to come to a lodge near the Baramati Club, where the transaction could be completed. After discussions at the lodge, they were allegedly asked to arrange a machine to count the cash.

Darade has alleged that approximately ₹1.25 crore was taken into the possession of Manorama Khedkar, Dilip Khedkar and Balraje Khedkar. He further alleged that he was later called into a room and pressured over the transaction documents. According to the complaint, he was told that a fraud case had already been registered concerning the plot and was allegedly asked either to cancel the transaction involving the full amount or execute documents for only ₹18 lakh.

The complainant has alleged that a dispute over the money followed, after which he was kept against his will, assaulted and threatened with death. The application asks the Pune Rural police to investigate the allegations and take legal action against the people named in it. The supplied report does not state whether a first information report has been registered or whether the police have completed a preliminary inquiry.

The dispute places the transaction within a wider administrative question surrounding land sales: whether title, pending criminal proceedings and the authority to sell a property are being checked before large sums change hands. In this case, the complaint refers to an alleged fraud case connected with the plot, but it does not provide details of that case or establish its status.

The matter also involves the role of the sub-registrar’s office and private negotiations conducted outside the registration premises. The complaint states that the parties had initially gone to the government registration office before being directed to the lodge. It remains for the police and relevant registration authorities to establish what documents were presented, whether money changed hands as alleged and whether any sale deed was executed.

The Khedkar family has previously attracted public attention for various reasons, according to the report. The latest complaint has brought the Waghalswadi land dispute directly before the Pune Rural Superintendent of Police. The next formal step will depend on the police response to Darade’s written application and any inquiry or case registration that follows.
