Technopark Phase III is set to receive a 12-storey prefabricated IT building with more than 2 lakh sq ft of office space, as the technology park moves to expand capacity for companies in Thiruvananthapuram. IT and Industries Minister P K Kunhalikutty is scheduled to lay the foundation stone on Tuesday.
Technopark has invited tenders to design and construct the building on around 1.5 acres at its Phase III campus. The project has an estimated cost of Rs 90 crore, including GST, and the selected agency will be required to complete the work within 15 months.
The tender combines design and construction responsibilities. The last date for submitting bids is Nov 12, with bids scheduled to be opened on Nov 13. The proposed facility is intended to provide additional office infrastructure for companies seeking space within the Technopark ecosystem.
The use of prefabricated construction is expected to support a shorter construction period while enabling the facility to meet the requirements of modern IT operations. The building is planned as a contemporary office facility and will add to the built-up space available at Phase III, which covers more than 90 acres.
A senior Technopark official said the park was expanding its infrastructure to meet the requirements of the IT industry and create more opportunities for companies to establish and expand their operations. The official said new projects would increase the availability of quality IT space at the campus.
The project comes as Technopark continues to operate at a substantial scale. The park currently has more than 13.1 million sq ft of IT built-up space and houses around 540 IT and IT-enabled services companies. It recorded software export revenue of Rs 17,092 crore in 2025-26, representing growth of about 17.3% over the previous financial year.
Phase III has become an important part of Technopark’s expansion, with several companies already operating from the campus. The new building is expected to strengthen the park’s office-space portfolio, which includes ready-to-occupy, custom-built and co-development options for businesses.
The next formal milestones are the foundation-stone ceremony and the tender process. Construction will proceed after the selection of the agency responsible for delivering the facility within the stipulated 15-month period.
