RBI Repo Rate Hike Puts Odisha Homebuyers Under Budget Pressure

The Reserve Bank of India’s decision to raise the repo rate by 25 basis points to 5.50% is expected to make floating-rate home loans marginally costlier, prompting some buyers in Bhubaneswar, Cuttack, Puri and other Odisha urban centres to reassess their budgets during the upcoming festive season.

The RBI has also shifted its monetary stance to calibrated tightening. For prospective homebuyers, the immediate effect will be a modest increase in monthly repayments on floating-rate loans, although the extent of the change will depend on how lenders pass on the higher borrowing cost.

Industry stakeholders told the Times of India that the rate increase was broadly in line with market expectations and was unlikely to cause a sharp disruption in Odisha’s residential market. Anurag Mathur, chief executive officer of a real estate firm, said the decision came amid global uncertainty, crude oil price pressures and inflation concerns. He said higher borrowing costs could create near-term challenges, but domestic demand, economic fundamentals and continuing investment activity would support business confidence.

The impact is expected to be felt most directly by buyers dependent on housing finance, including salaried professionals and government employees. Non-resident Indians investing in Odisha’s residential properties are also part of the market that could assess the effect of higher interest rates before committing to a purchase. A 25-basis-point increase would result in a modest rise in the equated monthly instalment for a Rs 50-lakh home loan with a 20-year tenure, according to industry comments cited in the report.

Abhay Mishra, president of a realty firm, said home purchases were ultimately driven by the buyer’s need and that a temporary change in interest rates would not necessarily alter demand. Developers are also expected to coordinate with lending institutions to keep financing options attractive despite the increase in borrowing costs.

The rate decision comes before the Navratri-Diwali period, which typically sees higher property enquiries and bookings. Some prospective buyers said they could delay their decisions or reduce their budgets because apartment prices were already rising. Nita Jena, a prospective buyer, said the combined effect of higher apartment costs and the repo rate increase had made her reconsider purchasing a home.

Industry representatives expect premium and luxury housing to remain comparatively insulated because buyers in these segments are often influenced by location, lifestyle and long-term asset value. Amit Prakash Singh, a real estate expert, said the rate decision should be viewed alongside wider geopolitical risks and inflation, adding that housing demand remained fundamentally strong.

The next phase for Odisha’s residential market will depend on how lenders adjust home-loan rates and how buyers respond during the festive booking period. Developers and financial institutions are expected to continue discussions on financing options as purchasers reassess affordability and repayment commitments.
