Pune Land Fraud Case: Fake Deed Used to Mortgage 10 Acres

Pune land fraud case involving disputed agricultural land and forged property documents

Police in Narayangaon have registered a case against nine people after a 10-acre agricultural land parcel in Junnar was allegedly transferred using a forged Aadhaar card and fake purchase deed, then mortgaged for Rs 1.5 crore with a credit society. The action followed an order by the Junnar court under Section 156(3) of the Code of Criminal Procedure.

The complaint was filed by Santosh Laxman Chinchwade, 42, of Shiroli Tarfe Ale. According to the complaint, the land in Gat No. 227 at Shiroli Tarfe Ale has been in the possession and cultivation of the Chinchwade family since 1975. The land is recorded in the name of Krishnabai, wife of Vinayak, while a civil suit concerning adverse possession is pending before the Junnar civil court.

A public notice related to the dispute had also been published in a newspaper, according to the complaint. Despite this, the complainant has alleged that Santosh Shivajirao Badhe of Kandali arranged for Sulochana Bhaskar Khare, a resident of Khandgaon in Sangamner taluka, to impersonate the original landowner. A fake Aadhaar card was allegedly prepared in the landowner’s name.

Using the alleged identity document, a purchase deed was registered at the sub-registrar’s office in Narayangaon on June 4, 2024. The deed was recorded as document number 3110/2024. The complaint alleges that Santosh Badhe and his son, Saurabh Badhe, subsequently used the same property to execute a mortgage deed with the Bhairavnath Nagari Cooperative Credit Society’s Chinchodi-Landewadi branch.

The mortgage deed, registered as document number 3111/2024, involved Rs 1.5 crore, the complaint states. The sequence of the alleged purchase and mortgage has placed both transactions under scrutiny. The case raises questions about how identity documents, land records and registration checks function when ownership is disputed and a civil case is already pending.

The police case names Santosh Shivajirao Badhe, Saurabh Santosh Badhe, Sulochana Bhaskar Khare, Prakash Deoram Kale, Vandana Prakash Patil, Rani Kumar, Pandurang Rakhma Gunjal, Babaji Sakharam Ghadge and Ramesh Kharmale, manager of the Bhairavnath Nagari Cooperative Credit Society’s Chinchodi branch.

Narayangaon police have registered offences under Sections 420, 465, 466, 468, 471, 417, 419 and 34 of the Indian Penal Code, covering alleged cheating, forgery, use of forged documents, impersonation and acts carried out with common intention. The allegations have not been established in court. Police Inspector Pravin Sampange of Narayangaon police station is conducting the investigation.
