Maharashtra property card services covering 14 types of record changes are now available online through the Epsit portal, allowing residents in municipal, corporation and urban land-survey areas to apply without repeatedly visiting city survey offices, according to the Land Records Department.
The new service includes applications to record a will on a property card, along with entries related to leases, transfer agreements, cancelled agreements, correction of errors and confirmation deeds. The initiative is intended to make changes to property records more accessible to citizens handling residential, land or flat-related transactions.
The department said the online facility addresses technical limitations that had earlier affected the recording of several transactions on property cards. Fourteen new modules have been developed for this purpose, enabling citizens to submit applications from home through the Epsit portal rather than visiting the relevant city survey office in person.
A further change concerns the exchange of property records during property registration. Earlier, citizens were required to submit a physical copy of the property card while registering a house, plot or flat. The Land Records Department has now connected its property-card system directly with the Registration and Stamps Department’s I-Sarita system through an application programming interface, or API.
As a result, the official property card available in government records can be accessed automatically on the computer system at the registration office, the department said. The integration is also intended to reduce the scope for property transactions based on forged or altered property-card documents, thereby helping address fraud risks in buying and selling.
The system has additionally been integrated with the Building Plan Management System, or BPMS, according to the report. The department said servers supporting the urban city survey system had been updated to provide faster services to residents of municipal corporations, municipalities and other urban survey areas across Maharashtra.
Hemant Nikam, deputy director in the Land Records Department, said the 14 modules were created to resolve the difficulties citizens faced while recording wills, leases, cancelled agreements and corrections on property cards. Jamabandi Commissioner and Land Records Director Shailesh Naval said the updated systems would provide 14 civic services from home through the Epsit portal.
The announcement does not specify in the supplied information the full application workflow, document checklist, processing time or whether every service is available uniformly in all covered jurisdictions. Citizens will therefore need to refer to the Epsit portal and the relevant city survey authorities for service-specific requirements and the status of individual applications.
