Brigade Group has announced plans to invest around Rs 40,000 crore over the next three years to develop housing, commercial, hospitality and warehousing projects across major cities in South India, creating a development pipeline of approximately 40 million sq. ft.
The Bengaluru-based real estate company made the announcement on Thursday as it marked 40 years in business. The investment plan is part of its next phase of expansion and will cover the markets where the group operates as well as new opportunities, according to a company statement.
Brigade said its proposed pipeline will span multiple segments rather than focus only on residential development. Housing projects will be accompanied by office developments, retail destinations, hotels and warehousing facilities, reflecting the company’s diversified approach to real estate development.
The scale of the proposed investment places the announcement within the broader expansion of urban development activity in South India, where demand for residential, commercial and logistics space has supported the growth of large private developers. However, the company statement did not provide a city-wise breakdown of the investment, details of individual projects, construction schedules or the financing structure for the planned development pipeline.
Over the past four decades, Brigade Group said it has developed more than 110 million sq. ft. across over 300 projects and established a presence in 10 cities. Its existing portfolio includes residential communities, office developments, retail destinations and hotels.
The company’s expansion will therefore build on an established multi-segment platform rather than a single asset class. The addition of warehousing to the announced pipeline also points to the growing importance of logistics and storage facilities within the urban real estate market, although Brigade did not disclose the proposed locations or capacity of these projects.
M R Jaishankar, Executive Chairman of Brigade Group, said the company had been built on the belief that real estate was about creating places with enduring value for people, businesses and communities. He said the group had grown with the cities and markets in which it operated by adapting to changing aspirations and economic realities.
The next phase, Jaishankar said, would involve taking that experience into new markets and new opportunities. The statement did not specify which new cities the group is considering or identify the projects that will account for the Rs 40,000 crore commitment.
For cities, the proposed pipeline could bring a combination of new housing, workplaces, hotels, retail space and logistics infrastructure. The eventual urban impact will depend on the locations selected, the pace of approvals and construction, and how the projects are integrated with existing transport and civic infrastructure. Those details were not included in the announcement.
Brigade Group’s stated timeline is three years for the investment and development programme. Further information on project locations, approvals, construction milestones and delivery schedules will determine how the announced pipeline translates into completed assets across South India.
