Bengaluru Site Subdivision Gets Online Approval for Joint Owners

Bengaluru site subdivision plan for a jointly owned residential property

Bengaluru site subdivision has been opened to eligible joint owners of A- and E-Khata properties, allowing them to divide their share of a plot and obtain separate e-Khatas through the e-Aasthi 2.0 platform. Greater Bengaluru Development Minister Krishna Byre Gowda launched the service on October 18, 2026, at Vikas Soudha.

The service applies to jointly owned properties within the jurisdiction of the five city corporations under the Greater Bengaluru framework. It is intended to address a long-standing difficulty faced by co-owners whose shares were recorded in a single Khata, preventing them from independently obtaining loans, securing building plan approvals, paying property tax or selling part of the property.

According to Minister Krishna Byre Gowda, the service covers jointly owned properties held under one A- or E-Khata, regardless of whether the co-owners are family members. Owners with clearly recorded shares can apply to divide the property among themselves and receive separate A- or E-Khatas corresponding to their respective portions.

The service is available for vacant plots and plots with buildings measuring up to 2,000 square metres, or about 21,500 square feet. Flat or unit-level subdivision in multi-storey buildings is not covered by this option. Each joint owner’s share must be clearly recorded in the existing A- or E-Khata. Properties larger than 2,000 square metres may require approval from the urban planning department through the regular procedure.

The subdivision must meet specified access and size conditions. Each subdivided plot should generally be larger than 50 square metres, or about 538 square feet. The road in front of the property must be at least six metres, or approximately 20 feet, wide. A subdivided plot must either directly connect to a public road or be accessible through an internal road linked to a public road. Such an internal road must be at least 3.5 metres, or about 11.5 feet, wide.

Applicants must upload a site subdivision plan prepared by a registered architect. The plan must show the boundaries of the original jointly owned property, the proposed portions for each co-owner, the connection to the public road and any internal access road required to reach the subdivided plots.

The fee will be calculated as a percentage of the property’s guidance value. The stated rates are 0.2 per cent for residential properties, 0.3 per cent for industrial properties, 0.5 per cent for non-residential properties and 0.2 per cent for other uses. For example, a residential plot with a guidance value of Rs 1 crore would attract a subdivision fee of Rs 20,000.

To apply, property owners must visit the official Greater Bengaluru property website and select the site subdivision or existing A-Khata subdivision service. They must enter the details of all joint owners, upload the architect-prepared plan and provide the area and other details of each proposed subdivided plot. After approval, the applicable fee can be paid online. The e-Khata helpline listed for further information is 9480683695.
