The Greater Bengaluru Authority has launched an online plot subdivision service on its eAasthi 2.0 platform, allowing joint owners of eligible properties to divide their plots according to their recorded shares and obtain separate A-eKhatas.
The service is available for properties held jointly under a single A-eKhata, provided each owner’s share is clearly recorded. The joint owners do not have to belong to the same family, according to the GBA.
The new facility is intended to make it easier for co-owners to manage their individual portions of a property. After subdivision, owners will be able to sell, gift or mortgage their respective shares, apply for building plan sanctions for their portions and pay property tax independently.
The online service is limited to vacant plots and plots with buildings measuring up to 2,000 square metres. Multi-storey flats and other units cannot be subdivided through this facility. Plots larger than 2,000 square metres will continue to be processed through the regular procedure of the GBA’s Town Planning Wing.
Each newly created plot must measure more than 50 square metres, have at least six metres of road frontage and have independent access to a public road. Access may be provided directly from the public road or through an internal road. Where a subdivided plot does not directly face a public road, the internal access road must have a minimum width of 3.5 metres, the GBA said.
Applicants must upload a plot subdivision sketch prepared by a registered architect. The sketch must show the boundaries of the original property, the proposed division for each owner and the access roads serving the subdivided plots. Applicants must also provide details of the joint owners, the area of each proposed plot and other property-related information.
The subdivision fee will be calculated as a percentage of the guidance value. The rate is 0.2% for residential plots, 0.3% for industrial plots, 0.5% for non-residential plots and 0.2% for other categories, according to the details released by the GBA.
Applications can be submitted through the GBA’s eAasthi website by selecting the “Sub-Division or Bifurcation of Existing A-Khata” service. Applicants must enter the details of all joint owners and upload the architect-prepared subdivision sketch as part of the process.
Once the application is approved, the conversion fee can be paid online. The service creates a separate digital process for eligible co-owned plots while retaining the Town Planning Wing’s regular procedure for larger properties and excluding multi-storey flats from the facility.
