Bengaluru A-eKhata Split Goes Online for Joint Property Owners

Bengaluru A-eKhata property records being divided for joint owners through an online civic portal

Bengaluru A-eKhata holders who jointly own a property can now apply online to divide their records and obtain separate e-khatas, under a new plot sub-division service launched by the Greater Bengaluru Authority and the city’s five corporations on Saturday.

The facility has been introduced on the e-Aasthi 2.0 platform and is intended to help joint owners manage their individual shares without relying on separate manual processes. It is available to family members, legal heirs, relatives and non-family joint owners, provided each person’s ownership share is already clearly recorded in a single A-eKhata.

Once the sub-division is approved and separate records are generated, owners can independently undertake property-related transactions, including sale, mortgage, gift deeds, building plan sanction and property tax payments. The service addresses a common administrative difficulty faced by people who jointly hold a site but cannot easily transact, obtain approvals or pay taxes separately against their shares.

The online provision applies to vacant sites and plots with buildings measuring up to 2,000 square metres. Multi-storey apartment units are excluded, while plots larger than 2,000 square metres will continue to follow the existing town planning approval process.

Each newly created plot must have a minimum area of 50 square metres, road frontage of at least six metres and independent access to a public road. The access can be direct or through an internal road. Where an internal road is required, it must be at least 3.5 metres wide, according to the conditions for the service.

Applicants must upload a sub-division sketch prepared by a registered architect. The sketch must show the original plot boundaries, the proposed division among the joint owners and the details of road access. Applicants can enter their details, upload documents and make digital payments through the GBA’s e-Aasthi portal after the application receives approval.

The sub-division fee will be calculated as a percentage of the property’s guidance value. The rate is 0.2% for residential properties and 0.5% for non-residential properties. A residential property with a guidance value of Rs 1 crore, for example, would attract a fee of Rs 20,000.

The service creates a digital route for a process that previously required joint owners to navigate property records, planning permissions and tax administration through separate procedures. Its practical benefit will depend on whether ownership records are already complete, the proposed divisions meet the minimum size and access requirements, and the uploaded plans satisfy the authority’s approval conditions.
