BDA Extends Shivaram Karanth Layout Deadline for 2,815 Sites

BDA Shivaram Karanth Layout residential site development in Bengaluru

The Bangalore Development Authority (BDA) has extended the deadline for online applications for 2,815 residential sites in Bengaluru’s Dr K Shivaram Karanth Layout to October 31, giving applicants an additional 15 days to complete the process.

The original deadline was October 15. The extension follows low completion of applications despite significant interest, with the supplied report stating that between 2,700 and more than 5,000 application forms or challans had been downloaded, while only about 1,100 to 1,700 applications had been finally submitted after payment of the registration fee and initial deposit.

The BDA’s decision is linked to concerns over the high upfront deposit required from applicants and delays or confusion related to obtaining a certificate showing 15 years of residence in Karnataka. The authority has extended the window to make it easier for eligible applicants to complete the payment and documentation requirements.

The sites are being offered to the general public across three dimensions. The largest category comprises 2,500 sites measuring 9 by 12 metres, equivalent to 30 by 40 feet. Another 300 sites measure 12 by 18 metres, or 40 by 60 feet, while 15 sites measure 15 by 24 metres, or 50 by 80 feet.

The provisional total value of a 30-by-40-foot site is Rs 69,75,072. Applicants must pay a registration fee of Rs 2,000 and an initial deposit of Rs 3,48,754 for applicants belonging to the Scheduled Caste, Scheduled Tribe and Category 1 groups. The initial deposit for other applicants is Rs 8,71,884.

For 40-by-60-foot sites, the provisional total value is Rs 1,39,50,144, with a registration fee of Rs 4,000. The initial deposit is Rs 6,97,507 for SC, ST and Category 1 applicants and Rs 17,43,768 for other applicants. The 50-by-80-foot sites have a provisional total value of Rs 2,32,50,240, a registration fee of Rs 5,000, and initial deposits of Rs 11,62,512 and Rs 29,06,280 for the two applicant groups respectively.

The stated land rate is Rs 64,584 per square metre. The amounts make the initial payment a substantial barrier for many households, particularly applicants who must arrange the deposit before their eligibility and allotment are finally resolved. The application response also shows the gap between interest in a public housing-site scheme and the number of applicants able to complete its financial and documentation requirements.

Applicants must be at least 18 years old and have lived in Karnataka for a minimum of 15 years. Neither the applicant nor a family member should own a BDA or housing-society site or house within the Bengaluru metropolitan area. Applications can be submitted online through Seva Sindhu or the BDA’s official portal, with assistance also available at Karnataka One and Bengaluru One centres. The extended deadline is October 31.
